Why Local Competency Matters
Western North Carolina is not a homogeneous real estate market.
Properties separated by only a few miles can compete in substantially different markets due to topography, elevation, views, access, acreage, road characteristics, community amenities, development patterns, and proximity to employment and services.
Rural and mountain markets may also have fewer truly comparable transactions. Relevant comparable sales may therefore be located farther from the subject or have occurred earlier than would typically be expected in a more homogeneous suburban market.
The objective isn't simply to find the closest sales. It is to identify the sales that best represent the market in which the subject property competes.
